How to prepare and submit this document
- 1 Choose the correct POA type. General POA covers broad matters; Special POA is limited to specific transactions (property sale, court case, vehicle transfer). UAE courts and notaries reject general POAs for major transactions — use a special POA with exact powers listed.
- 2 Verify the attorney's ID details exactly. Enter the attorney's full name as per passport, passport number, Emirates ID, and contact details. Any mismatch invalidates the POA at the point of use. If the attorney is a lawyer, include their UAE bar registration number.
- 3 Notarize at a UAE Notary Public. All personal POAs in the UAE must be notarized. Visit a Notary Public office (Dubai Courts, ADJD, or online via the Dubai Now app for certain POAs) with your original Emirates ID and passport. The attorney does not need to be present.
- 4 Attest if the POA will be used outside the UAE. If the POA is for use in another country, it needs MOFA attestation after notarization, followed by embassy attestation of the destination country. Allow 5–7 business days for the full attestation chain.
Common mistakes that get this document rejected
- ✕ Using a general POA for property transactions — Dubai Land Department and banks require a special POA with exact property details
- ✕ Not notarizing the POA — an unnotarized POA has no legal standing in the UAE
- ✕ Forgetting to specify an expiry date — open-ended POAs create ongoing liability; always set a validity period (typically 1–2 years)
- ✕ Signing the POA outside the UAE without following the embassy attestation chain — POAs signed abroad must be attested by the UAE embassy in that country, then by MOFA in the UAE
Frequently asked questions
Can I sign a POA outside the UAE?
Yes, but it must be notarized by a notary public in that country, attested by the UAE embassy there, and then attested by MOFA in the UAE. The full chain takes 1–2 weeks. Some countries have bilateral agreements that simplify this.
Can I revoke a POA after issuing it?
Yes. Issue a written revocation notice to the attorney, notarize it, and notify any institutions where the POA was presented (banks, courts, government departments). The revocation is effective from the date the institution receives notice.
Does a POA expire when the principal dies?
Yes. Under UAE law, a POA automatically terminates upon the death of the principal, unless it is coupled with an interest (e.g., the attorney has a financial stake in the transaction). Inform all relevant institutions immediately upon the principal's death.
